Lenders Dilemma:

As a result of today’s unprecedented increase in foreclosures, lenders are facing new realities of property ownership, management and disposition.

Many properties were owned by those experiencing financial difficulties. Pre-foreclosure properties are likely in need of maintenance and repair, especially those that have been abandoned. In order to maximize the process and realize value, lenders require a standardized valuation methodology.
Valuation, casualty loss preparedness, and ultimately repositioning for resale are challenges that must be met.

VPA's Response:

A highly cost effective tool in meeting these challenges is a standardized, professional audio/video record developed by VPA to meet the specific requirements of lenders.

VPA’s recordings reveal the condition of property, including the need for necessary maintenance and repairs, and can be updated to track the process.

Why VPA?

To maintain optimal, digitally date-stamped audio/video documentation as evidence of ownership, property condition and value prior to a loss.

Videographing homes and businesses for accuracy and completeness relating to real and personal property for multiple purposes since 1999.

Our experience uniquely qualifies us to provide insurance companies with the documentation they need

to process claims.

Lenders:

Would obtain a current digitally date-stamped audio/video documentation as proof of property condition prior to and after foreclosure proceedings.

VPA:

Are still pictures as reliable as a video?

No. Pictures are one dimensional, usually undated, and generally cannot show the detail or condition of  property in the same manner that a multi-dimensional, digitally date-stamped audio/video recording will.

Insurance Carriers:

Property and Casualty insurance adjusters highly recommend audio/video recordings to prove ownership, property condition, and the value of the property prior to a loss.
Insurance carriers may substantially reduce claim payments without tangible proof of a loss.

Claim recoveries are cleaner and faster when current audio/video documentation is presented to the

insurance adjusters.

VPA:

The physical condition and value of any class of tangible collateral, including commercial and residential real estate, inventories, vehicles, and jewelry, is no longer in doubt with a VPA audio/video DVD recording.

Lenders Accountability:

As lenders acquire more property through foreclosure, their ability to manage their insurance needs and deal with claims and casualty losses will grow as a priority and require systemization and standardization. VPA is the answer.
